One question that I’ve been getting a lot recently is “Can you still buy a house around Fort Collins for under $500,000?”. The answer is YES. There are options for homes priced from $400,000 to $500,000. These homes are becoming harder and harder to find with the limited inventory and rising prices. Some of these houses priced around $400,000 are going to be in Severance, Greeley, Evans or Johnstown.

The above video was filmed at an open house I was hosting in Severance, CO. The home is 3 bedroom, 2 1/2 bath, nice kitchen, fenced backyard, and 2 car garage. This house was priced at $470,000 and did go under contract within the first weekend.

Homes around $400,000 to $450,000 go quickly. That is kind of the bottom of the going price ranges in Northern Colorado. A home priced under $400,000 is going to need some work. But there are still opportunities to buy a move in ready home for around $400,000. These homes are going to be really hard to find in Fort Collins. You’ll have better luck in Loveland and Berthoud and most certainly will find options in Johnstown, Milliken, Greeley or Severance.

A few options for New Construction are possible in Eaton or Ault. Both of these communities are a little further East but there are some new construction neighborhoods that offer great homes at more affordable prices.
