Bottom line, in 2022 the Northern Colorado Real Estate Market is still a very strong Sellers Market. Prices are appreciating quickly and buyers are lining up to see any property that does come on to the market. In 2022 buyers are going to need to be aggressive. Buyers will need to bring as much cash to the game as possible. They’ll need to offer appraisal gap coverage, waive appraisal items, double down the earnest money or otherwise get creative to make their offers stand out.
Home Sellers are in control. That doesn’t mean it is going to be easy, you’ll likely need a good agent to sort through multiple offers looking for the one that truly is your best offer. Remember, the highest offer isn’t always the best offer.
