As a Realtor® working in Northern Colorado I work with a lot of people who are selling their home. I started this blog series on Tips For Selling A Home to answer many of the common questions that I get from homeowners who are wanting to get the best price when selling a home. Read on to learn more about how you can get the most money when you sell a home. 

People often ask me if they should repair things that are broken or do clean up before they put the house on the market. My answer is absolutely yes. First of all, if something major needs to be fixed like the roof being replaced then you will definitely need to do that to sell the home. But more minor things like paint or missing trim might not be as big of a deal but still I would do the minor repairs because it will net you more money in the end.

If you list your home as-is, people will deduct from their offer price and ultimately try to pay far less for it. Often times home buyers get emotionally attached to a home and are willing to pay more. However, those buyers are easily turned off if there is even a small amount of work to be done. 

If work needs to be done it is more likely that your house will be bought by an investor or someone who wants to flip the house. These buyers are always looking for the best deal and will try to bid lower to get your house. 

For those reasons, it is my opinion that it is always smart to do minor repairs to get your house in good shape to sell on the open market. Again, this is only talking about small repairs.
