When you are out shopping for a new home in Windsor, Fort Collins or elsewhere in Northern Colorado, you’ll likley be tempted to look at buying new construction homes. There are obvioulsy a lot of advantages to buying new construction. However, there are a few extra costs that will come up right after you move in. These probably aren’t deal breakers but they are expenses that new homeowners should keep in mind.
In the above video you learned 3 extra costs that homeowners need to cover when buying a new construction home. All three of these expenses are things that you’ll need to pay for relatively quickly after moving in. It is important that you factor this in to your overall moving costs or you’ll find out quickly that these additional purchases will be needed.
Again, I love new construction. I recently moved into a newly built home in Windsor, Colorado and we planned for having a refrigerator to be delivered on moving day and we went out and bought all of our window covering that afternoon.

Here is your Windsor, CO Real Estate Market Update for February 2021. Let’s go over the Windsor, CO Real Estate Data from January 2021 and February 2021 through 2/15/21. We’ll review the number of sales, average sales price and number of homes on the real estate market.
Windsor, CO has a really strong real estate market. In this February 2021 look at the local real estate market we can see that the number of sales is close to where we were a year ago but overall our number of homes on the market is down. This low housing inventory is driving up sales prices and making buyers very competitive.
In January 2021 the average sales price in Windsor Colorado increased by almost $81k to an average sales price on $564,594. The February 2021 average sales price increased by over $77k to $576,260. The home prices in Windsor Colorado remain strong. We are seeing an increase in price due to high demand for available homes.

Boating Regulations
When it comes to boating on Windsor Lake there is actually a lot to know. First of all you do need to have a permit. This included both motorized and non-motorized boats. In 2020 the cost for a annual motorized boat permit was $450. They only sell 20 permits per year so you need to be on it if you want to spend your summers pulling the kids on a tube around Windsor Lake.
Motorized boats are allowed Wednesday, Friday, Saturday and Sunday in the heart of the summer and only on Saturday and Sunday for late August and September.
Non-motorized boats including kayaks, canoes and stand up paddle boards are allowed Monday, Tuesday, Thursday, Saturday and Sunday. The permit is $10 a day or $50 for the year.
You can rent non-motorized boats at the swim beach located on Windsor Lake. They have stand up paddle boats, kayaks, aqua trykes and more. All the up to date details are here: Windsor Town Site.
Windsor Lake Fishing
I’ve never personally fished at lake Windsor but every evening there are people fishing from the shore. I have seen some nice fish reeled in. Learn more about Windsor Lake Fishing regulations here: Fishing.
Swim Beach
Probably the most popular attraction for Windsor Lake is the swim beach. This nice sandy section fills up quickly with young families, children and adults of all ages. There is now lifeguard on duty so you are swimming at your own risk. Swim beach: details
One question I often get from new home buyers is “Do I need a Realtor® to buy a new construction home?”. The answer is absolutely, YES and here are the reasons why.
Ask yourself, do I want someone working as a buyers agent on my behalf? A real estate agent working for you as a buyers agent has a fiduciary responsibility to negotiate and work in your best interest. While in the state of Colorado, a builder can sell directly to you using their own documents, wouldn’t you want someone in the transaction with your best interest in mind?
Also, having a Realtor on your team adds no additional cost to you. The builder/seller will pay the commission to the Realtor® in their closing costs. It doesn’t affect your fees or purchase price. So, in effect the seller is paying for you to have full representation. That’s a no brainer.
I mentioned above that builders can legally use their own contracts. It’s true. They don’t use the Real Estate Commission approved forms and contracts that have legal protection in place for both the buyer and seller. Guess who usually benefits from the use of contracts that are self created?
Also, don’t get fooled by the real estate agent who is working in the show home. #2: they are working on behalf of the builder and #2: usually they put thier state issued real estate license into an inactive status when employed by a builder. They do this so they are no longer legally responisible to uphold the same responsibilities that licensed real estate agent have to.
Don’t get me wrong, I think buying newly built homes is a smart move. The last two homes I bought for my family were both new construction and in both cases I utilized a Realtor to work on my side. The real estate market is hot all across the U.S. and Northern Colorado is definitely seeing all of the same things. We have historically low inventory and very high demand for homes in this area. Windsor Colorado is a very desireable community with it’s proximity to Fort Collins and Greeley. The nice small town feel coupled with some really nice and safe neighborhoods drives up demand for Windsor homes.

If you want to buy your perfect home in this market, my suggestions is to just get started with a licensed Real Estate Agent so you have someone activing looking for new properties hitting the market. If you are looking to sell your home there is no time better than now. Most properties are receiving multiple offers in the first weekend. You’ll get more for your home in a very short time than ever before. However, a good agent will help you get the most for your home. You’ll want to price is right and stage it before professional photos because people will want to know if this is the right house before they go out and see it.
