This property is a 756 square foot building on a concrete slab. There is also an additional unfinished room (roughly 10′ x 12′) build onto the back of the building. It is all one large room which could be built into a nice one bedroom or two bedroom home. 

23 Main Street is not currently connected to water or sewer. The water tap fee has been paid but a buyer will need to pay the city sewer permit (roughly $4,000) to connect the house to city water and sewer. The water and sewer lines run at the rear of the property. We’ve had quotes of less than $20,000 to connect and run lines into the house.

There is electricty and a gas meter. Nothing in the building runs on gas but Xcel has verified that the account exists and gas is available at the property.

This home sits back at the rear of the lot giving the home some privacy and tucking it away from traffic on Main Street. The front yard could be landscaped into a beautiful and welcoming palce. 

There is no driveway for this property. Main Street is Colorado Highway 392 & Highway 257 so it is controlled by CDOT. Currently CDOT has said they will not allow any more driveways in this area. Buyer to verify if a private driveway can be added.

To access the property, there is an easement through the neighboring property at 21 Main Street. You would use the driveway at 21 Main and drive to the rear of the property near the building at 23 Main. This is one reason that one owner should own both neighboring properties. 

In January 2023, the Windsor City Planning department approved the subdivision of this property and a variance for a building on this smaller lot.
